As many of you have probably found, there is but a few traditional lenders that dominate this space, but as a traditional lender, they will NOT permit qualification via alternative docs. This is where we step in and open the doors back up to our self-employed borrowers with no-tax-return options for land loans.

• 660 Min Score

• TransUnion single repository score

Down payment

• Minimum required down payment: 35%

Income

• Can be qualified using traditional means, i.e. tax returns OR

• For self-employed individuals who do not qualify via traditional means, we can use alternative documentation that does NOT require tax returns

Property Requirements

• Vacant land only

  • no structures

  • no slabs

  • No commercial or properties adjacent to environmental hazards

  • Permitted zoning includes: Residential, recreational or agricultural, income producing zoning/properties permitted.
    

Loan requirements

• 100k minimum loan amount

• 825k maximum loan amount

• 20yr Term ONLY
